What is Maxwell?
Maxwell is a luxury vacation rental brand that offers some of Puerto Vallarta’s most premier private properties –combining them with luxury amenities and tailored services to create memorable vacations.
Where is Maxwell located?
We currently operate in a residential tower called Indah By Sayan. As we expand, we will specify which other towers our properties are located within.
Are the properties on the beach?
The Indah By Sayan tower is not located directly on a beach, however, is located just 2-3 minutes from some of Puerto Vallarta’s quietest and most picturesque beaches, as well as a 10-minute walk to Playa Los Muertos. While the tower isn’t directly on the beach, it is nearly oceanfront – allowing for each residence to have stunning 100% ocean views.

Is staying in a condominium safe in Mexico?
Yes, our tower has 24-hour security and is located in one of the most prestigious neighborhoods of Puerto Vallarta. Moreover, Puerto Vallarta is known to be one of the safest cities in Mexico and is home to over 30,000 foreign snowbirds each winter.
What if I have a problem with the residence I’m staying in?
We inspect all properties prior and after each guest. We also have a 24-hour support and maintenance team to ensure that all properties are in excellent condition. If an unexpected problem arises during your stay, please let us know and we will be happy to fix it as soon as possible.
Is there a restaurant available? Is it all-inclusive?
Yes, there is a restaurant and bar available on-site serving breakfast, lunch, dinner, and snacks. Room service is also available. The tower is not all-inclusive, and we encourage you to dine at some of the hundreds of incredible restaurants located within 1 mile of the tower. We also provide private chefs should you be interested in a more exclusive dining experience.
Do you provide soap, shampoo, towels and other amenities?
Yes, we provide all amenities you would expect from a hotel, including bath amenities, fresh towels, robes, clean white linens, coffee maker, hair dryer, and more. Please see our amenities page for a full list.
Are you pet friendly?
We welcome pets in some of our residences for an extra fee. Please refer to the individual listing’s pet policy.
Rates and Currency:
On maxwellpv.com all reservations are quoted and charged to credit cards in USD. Prices for add-on services will be quoted or charged in USD or Mexican Pesos (MXN), depending on how and when the payment is processed, and the specific service that is purchased.
All bookings made on maxwellpv.com are considered requests until granted approval by us. You will be contacted shortly after completing your booking request to ensure you meet our requirements.
Reservation Payment Schedule:
All reservations require a 50% deposit at the time of booking to confirm the reservation. If reserved less than 60 days in advance, 50% will be automatically charged, and we will process the remaining 50% shortly after booking.
Security & Damage Deposit:
We require a damage/security deposit at check-in. It will be returned within 7 days of check-out if there has been no property damage or missing items. The amount ranges from USD $500-$1000 depending on the specific property. Please check the individual property listing for accurate security deposit information.
Refunds and Cancellations:
We are committed to providing flexible booking options during these unpredictable times which are available for certain properties. We also highly recommend guests purchase trip cancellation and interruption insurance in case of an unexpected event or illness.

Face masks that cover both nose and mouth must be used in all common areas including the gym, lobby, hallways, and elevators. Masks are not required while dining at the restaurant, lounging in the pool areas, or swimming. 5 people are allowed in the gym at any given time.
The Guest agrees to all rules and regulations of the building administration.
ID Verification Requirements
For all guests arriving internationally, passports must be scanned and uploaded to the reservation via the link provided to The Guest before the check-in date. For domestic guests, an official ID such as a driver’s license is acceptable if the guest does not have a passport. Guests will not be permitted to check-in before completing the ID upload.
Reservation Payment Schedule
A reservation deposit of 50% of the total reservation amount is required to confirm any reservation. The balance of the total reservation amount is due and will be charged to The Guest 60 days prior to the check-in date. If a reservation is made within 60 days of the check-in date, the remaining 50% balance will be charged shortly after reservation confirmation.
Refunds and Cancellations
Please refer to our “Booking Policies” page to learn about the different rates we offer. The conditions of the specific rate chosen will determine The Guest’s eligibility for refunds.
The full names (first and last name) of persons accompanying The Guest must be submitted to Maxwell in writing prior to check-in. Some properties have extra fees if the number of guests is over a certain limit. Unauthorized persons are not permitted to stay overnight and will incur a penalty fee. Should The Guest want to alter the number or names of the persons on the reservation, they must do so in writing to firstname.lastname@example.org. Extra fees may apply for additional guests.
Security & Damage Deposit
A USD $250 security deposit is required for reservations at Casa Pedro and Soho; and USD $500 for reservations at Orchid and Indah. Is required for all reservations, and will be charged to the credit card on file upon check-in. The amount is dependent on the specific property and is specified in the description of each individual property. Within 7 days of the departure of The Guest, Maxwell will refund the charge should there be no damages or missing items. Maxwell is not responsible for additional delays due to The Guest’s credit card company processing times. If there is a breach of contract by the guest, the full security deposit may not be refunded and The Guest is responsible for any additional charges above and beyond the security deposit and as such will be charged to the credit card on file. Should The Guest have paid using a different method, they will be required to pay the additional charges via their preferred method of payment. A breach of contract is defined as but not limited to:
● Damage to the property or the contents of the property. The Guest is financially and legally responsible for all damage to the property and the contents within the property (damage also includes stains of any kind)
● Exceeding the occupancy as stipulated on the reservation
● Violating the rules of the building and/or homeowner association
● Smoking inside the property, as well as on the terrace of specific properties. A $300 fee may be charged for ionization, if smoking in the property is detected.
● Bringing pets on the property without prior authorization
● Parties or gatherings with excessive amounts of people or noise
● Noise disturbances
● Illegal or immoral acts
● Maintaining hazardous, poisonous, corrosive or flammable substances
Guest Behavior Policy
All guests and visitors of guests agree to conduct themselves at all times in an orderly and acceptable manner and not to disrupt the quiet enjoyment of other guests and owners. Maxwell reserves the right to immediately terminate The Guest’s reservation if we deem your conduct to be in breach of this clause. Conduct that we reasonably consider inappropriate includes but is not limited to:
● Creating an inappropriate level of noise at any time
● Creating any level of noise that could be considered inappropriate or bothersome to other guests or owners past 10:00pm including shouting, screaming, yelling, or playing loud music anywhere in the property or on balconies
● Drunken, unruly, verbally violent, verbally abusive, and physically violent behavior
● Any behavior which other guests or staff find offensive in any way.
● Any actions and behavior that is deemed inappropriate and forbidden by the building administration
We will at all times act reasonably when making any determination under this clause. In the event that we terminate your booking, you will be required to leave your accommodation immediately. You will be held liable for any damage or loss caused by you or a member of your party. Full payment for any such damage or loss must be paid prior to your departure. If you fail to make payment, you will be responsible for meeting any claims(including legal costs) subsequently made against you as a result of your actions together with all costs we incur in pursuing any claim against you. Our obligations to you come to an end when the reservation is terminated. We will have no obligation to refund you for lost accommodation and we will not pay for any expenses or costs incurred as a result of the termination.
Conditions of Property
If you find something damaged or broken in the unit, please notify us immediately.
Maxwell has, to the best of its ability, given an accurate description of the property and its condition. All electronics, plumbing systems, air conditioning systems, fixtures, appliances, and amenities such asWifi should be in working order, but may fail at any given time. The failures of operation of any such items or services are not a basis for any refund or reimbursement. Maxwell will make every effort to have these items repaired but does not guarantee that they will be repaired during The Guests occupancy.Maxwell will do its best to have maintenance staff attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental monies be refunded or returned because of the condition of the property. The Guest agrees to hold Maxwell harmless from any liability for the condition of the house.
Cleaning & Repairs
All properties have cleaning included in the reservation cost. The Guest agrees to keep house, furniture and furnishings in good order.Removing, adding or changing furniture without Maxwell’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. The Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items.
Entry of Premises
With The Guest’s permission, which is hereby given, a Maxwell representative may enter the premises during reasonable daylight hours without securing prior permission from The Guest, but shall give Guest notice of such entry prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In an emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If The Guest abandons or vacates premises, Maxwell may, at option, terminate this agreement, re-enter the premises and remove all of The Guest's property.
Assumption of Risk
There is no lifeguard on duty. Accordingly, persons using the pools do so at their own risk and Maxwell assumes no responsibility for accident or injury. The Guest will hold Maxwell harmless from any and all bodily injury and/or property damage incurred arising out of The Guests negligent acts or omissions.
The Guest understands that no special efforts have been made to “childproof” any properties, and accept the risk or harm to any children allowed on the property. These risks are not limited to, but include access to the ocean, pool, streets, cleaning supplies in the properties and plants in the properties, balconies and on the street, that might be poisonous if ingested.
All furniture must be returned to its original location on TheGuest's departure or an additional charge will be made.
The Guest will be charged for any missing items reasonably attributable to them. Maxwell performs an inventory/survey of the property after The Guest departs. All items that are deemed missing will be replaced and charged at cost to the credit card on file of The Guest.
The Guest understands that any personal property of and used by The Guest is not insured by Maxwell. Maxwell shall not be responsible for any lost, stolen or missing property of The Guest or property of Guest left behind after check-out.
The Guest acknowledges and understands that should the property become unavailable for any reason during The Guest’s agreed upon occupancy, Maxwell reserves the right to relocate The Guest to the best available and comparable property, or The Guest has the right for a full refund of all monies paid if an agreement cannot be reached between The Guest and Maxwell.
Maxwell does not offer refunds or reschedule trips due to unpredictable or dangerous weather conditions. If you are concerned about possible interruption, cancellation or delayed travel due to tropical occurrences, you are strongly encouraged to purchase travel insurance through your preferred outlet.
Liability and Intent
Neither Maxwell nor the owner of the property shall be responsible for any accidents or injuries to The Guest before, during or after occupancy. Maxwell, it’s owners and agents are not responsible for theft, lost,or stolen items.
Mexico does not conform to international standards regarding accommodating persons with disabilities. Please consult with a Maxwell representative before completing your reservation to ensure your needs are met. Should a unit be booked without prior consultation and is not accommodating to a particular disability, Maxwell will try to find alternate accommodations but is ultimately not responsible for re-reimbursement of funds paid.
The Guest assumes all risk of damage to any and all personal property of Maxwell, the property Owners, and the Guest, including household furniture and goods during such use and occupancy. The guest agrees that upon reserving a stay with Maxwell and pursuing activities offered by Maxwell, they are voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assume all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss or theft of personal property. The rights, if any, of a person occupying a property represented by Maxwell, or invitees of such person, to assert a claim or to seek recourse against Maxwell or the property owner for any injury to the person or property of such person shall be governed by the laws of Mexico and determined exclusively in and by the courts of Mexico having proper jurisdiction. The property owners and Maxwell shall under no circumstance be responsible for any disturbance or inconvenience to guests occupying the property, due to actions of its neighbors or the surrounding area.
It is agreed that the properties shall be used only for residential purposes and for no other purpose whatsoever. The Guest in their possession, use and occupancy of the properties agrees to observe and comply with all restrictions, laws and ordinances affecting the properties or occupancy of the properties.
